The part that actually matters
What we see in St. Charles homes
When the houses here were built decides what fails, how long prep takes, and what a job costs. This is St. Charles specifically, not a generic service area paragraph.
Close to downtown and the Fox River you find older homes with wood siding, deep eaves, porch columns, and trim details that were milled before anybody thought about maintenance cost. Those details are what people love about the house and they are also what makes the prep long.
The recurring problem here is failure at the details rather than in the field. Paint holds up on a flat wall and lets go at the porch ceiling, the column base, the window sill, and the low course of siding that catches splash. So the estimate is driven by linear feet of detail, not square feet of wall.
Color matters more here than in most towns we serve. On a house with visible architecture, the body, the trim and the accent all have to hold together, and a wrong sheen choice on trim will read as cheap from the sidewalk. We slow down on color and sheen selection in St. Charles on purpose.
Newer subdivisions on the west and south sides of town are conventional vinyl and fiber-cement work, closer to what we do in South Elgin. Same town, entirely different scope.
