South Elgin gets lumped in with Elgin and it should not be. It grew later, it grew differently, and the housing reflects that.

The part that actually matters
What we see in South Elgin homes
When the houses here were built decides what fails, how long prep takes, and what a job costs. This is South Elgin specifically, not a generic service area paragraph.
The dominant stock is 1990s and 2000s residential: vinyl and fiber cement exteriors, drywall inside, oak or oak-look trim, and builder-grade wall paint now on its second or third decade. Those homes are past their first repaint and into the stage where trim, doors and cabinets are also on the list.
What separates South Elgin from Algonquin is the older pocket near the Fox River and the village core. There you find smaller, older homes with wood trim and porches, closer to our St. Charles work than to a subdivision job. Same village, two different prep loads.
Because so much of the newer stock came from a handful of builders, the same problems repeat street to street: caulk failure at the trim-to-siding joints, a chalked south-facing garage door, and interior flat paint that has been touched up so many times the sheen is a patchwork.
That repetition is genuinely useful. It means we can often tell a South Elgin homeowner what we expect to find before we get there, then confirm it at the walkthrough rather than discover it halfway through the job.
