Why one house costs more than the next
Nothing here is a mystery. These are the six things that move your price, up or down.
When we are allowed to work
Painting a suite at 2am costs more than painting it at 10am. If you can give us the space during normal hours, you keep that money.
Occupied or empty
An empty unit gets sprayed. An occupied office means masking every desk and monitor, working in zones, and putting the room back each night.
Ceiling height and access
Warehouse walls, open ceilings and stairwells need lifts or staging. That is equipment and safety time, priced honestly on its own line.
Coatings and durability
A daycare hallway and a law office lobby take different products. We spec for scrubbability and recoat cycle, not just color.
Phasing and unit count
Twelve identical units in one mobilization is cheaper per unit than one unit a month for a year. Tell us the whole plan and we will price the whole plan.
Compliance requirements
Certificates of insurance, background-checked crews, badge-in requirements and low-VOC specs are all normal for us, and they do affect scheduling.
What does not change it

How is commercial painting priced?
Per project, built up from our published square foot rates and then adjusted for access, occupancy and the hours we are allowed to work. You get a fixed written price, not an hourly guess.
Can you work nights and weekends?
Yes. Off-hours work carries a premium and it appears as its own line on your quote so you can decide whether it is worth it.
What kinds of commercial spaces do you paint?
Offices, retail, restaurants, churches, daycares, medical suites, common areas and multi-unit residential. If it is in our 16 town service area, we will look at it.
Are you insured and can you provide a COI?
Licensed and insured, and we send the certificate of insurance with the quote without being asked. Every painter on site is background checked.
Do you handle recurring maintenance painting?
Yes. Many property managers put us on an annual cycle for common areas and turns. We keep your product records on file so touch-ups actually match.
