One side is one of the larger concentrations of historic housing in Illinois. The other is modern subdivision construction on the west and far side of town. We do both, and we quote them nothing alike.

The part that actually matters
What we see in Elgin homes
When the houses here were built decides what fails, how long prep takes, and what a job costs. This is Elgin specifically, not a generic service area paragraph.
Historic Elgin: the older districts hold pre-1930 homes with wood siding, deep trim, porches and original sash windows. Same rules as our Geneva and St. Charles work. Prep dominates, lead-safe practice is assumed on pre-1978 homes, and the trim detail drives the hours instead of the wall area.
Modern Elgin: the newer subdivisions are vinyl or fiber cement with painted trim and doors, drywall interiors, builder-grade flat paint, and oak or oak-look trim inside. Those jobs are faster, more predictable, and the value is usually in interior color changes and cabinet refinishing rather than exterior siding work.
Because the two sides of town are so different, the single most useful thing you can tell us on the phone is your era, not your square footage. A 1908 two-flat near the historic core and a 2004 colonial on the west side can have identical floor area and a completely different scope.
There is also a good amount of small commercial and multi-unit work in Elgin, which schedules differently than a single-family house because access and hours are set by somebody other than the owner.
