Why one house costs more than the next

Nothing here is a mystery. These are the six things that move your price, up or down.

Wall area, not room count

We price the actual surface. Two bedrooms with 9 foot ceilings cost more than two with 8 foot ceilings, even though the floor plan looks the same.

How much patching the walls need

Nail pops and a few dings are normal. Anchor holes every 3 feet, failed drywall tape, or a kid's bedroom wall that needs skimming add real hours.

Ceilings and trim

Walls only is the cheapest version of this job. Ceilings, doors, baseboard and casing each add a separate line to your estimate.

Coats and color direction

Two coats is standard. Covering a deep red or a navy accent wall with something light usually needs three, and we will tell you that before we start.

How much we have to move

An empty house paints faster than a full one. If a room is packed to the ceiling, we either budget the time or ask you to clear it and save the money.

Access and stairwells

Two story foyers, open stairwells and tall vaults need staging. That is time and safety gear, not a surcharge for having a nice house.

Why is your price higher than the bid I got last week?

Usually prep and product. Our estimates include patching, caulking, spot priming and premium paint, plus a background-checked crew and a lifetime workmanship warranty. If a bid is 40 percent lower, ask what got left out.

Do I have to move my own furniture?

No. We move and wrap furniture as part of the job. If you clear the room yourself the job goes faster and that shows up in the price, so tell us if you plan to.

How long does an interior repaint take?

A single room is usually one day. Three to four rooms is typically two to three days. A whole first floor with trim and ceilings runs about a week. We give you the schedule in writing before we start.

Can I supply my own paint?

Yes, and we will still warranty our workmanship. What we will not warranty is coverage or sheen problems that come from a product we did not choose.
