What we see in Huntley homes
When the houses here were built decides what fails, how long prep takes, and what a job costs. This is Huntley specifically, not a generic service area paragraph.
The dominant story in Huntley is Sun City by Del Webb: 5,489 homes built between 1998 and 2013, one of the largest 55-plus communities in the Midwest. Those are verified numbers from the community itself. What it means for painting is that an entire town-sized neighborhood hit repaint age at roughly the same time.
These homes are almost all vinyl sided with painted trim, painted garage doors, painted front doors and shutters. Inside, they went up with builder-grade flat wall paint that is now fifteen to twenty-five years old. Builder flat does not wash. You wipe a hallway scuff and you take the sheen and the color with it, which is exactly why so many Sun City calls start with someone saying they tried to clean a wall and made it worse.
The second Sun City reality is that people are home. Retirees do not leave for nine hours while we work. So Huntley jobs get planned around a house that is occupied all day: one or two rooms open at a time, everything else closed off and walkable, tools off the floor before we leave, and no surprise 7am doorbell.
There is also an association to work within. Exterior color and scope in Sun City go through community guidelines, so a Huntley exterior conversation starts with what is allowed before it gets to what looks good. Outside Sun City, the older village core near Main Street and the newer subdivisions south of Route 47 are a different animal entirely, closer to the mixed-era work we do in Crystal Lake.

Whole-house or main-living-area repaints in homes people have lived in for fifteen or twenty years. Washable finish instead of builder flat, and a schedule built around a house that is occupied all day.
Trim, doors and garage doors
On vinyl-sided homes the paintable surfaces are the trim, shutters, front door and garage door. That is a smaller, faster exterior job than a full siding repaint, and it is the most common exterior call we get in town.

Do you work inside Sun City often?
Yes. It is the single largest cluster of work we do, and it is in our own town. We know how the community guidelines affect an exterior scope and we plan interiors around homeowners who are there all day.
My builder flat paint marks every time I clean it. Is that normal?
Normal and fixable. Builder flat has almost no binder and no scrub resistance, so cleaning burnishes it. The fix is not more cleaning, it is a washable finish in the traffic areas.
How fast can you get to a Huntley house?
