The part that actually matters
What we see in Crystal Lake homes
When the houses here were built decides what fails, how long prep takes, and what a job costs. This is Crystal Lake specifically, not a generic service area paragraph.
Around the lake itself you find smaller, older homes, many of them originally seasonal cottages that were added onto over decades. That means mixed substrates on one house: original wood siding on the front, a 1970s addition, a newer deck and a porch that has been rebuilt at least once. Each of those takes a slightly different approach.
Moisture and exposure are the real story near the water. Higher humidity, more shade on the north side, and wind exposure on the lake side. What we see is mildew on shaded elevations, paint failure low on the wall where splash and snow sit, and peeling at the bottom edge of siding boards where water wicks in from below.
That changes the prep, not just the paint. Wash and treat the shaded elevations properly instead of just rinsing them, prime bare wood the day it is exposed, and pay attention to the bottom edges and end grain that nobody sees from the driveway.
The subdivisions away from the lake, built through the 1990s and 2000s, are conventional work: vinyl siding with painted trim, drywall interiors going into their second or third repaint, and kitchens with original builder cabinets that are candidates for refinishing.

The north side of my house keeps getting black streaks. Is that a paint problem?
Usually it is mildew growing on the surface, made worse by shade and moisture. Painting over it hides it for a season. Treating it first is what makes the repaint hold.
My siding peels at the bottom edge of each board. Why there?
Water wicks into the end grain and bottom edge and pushes the coating off from behind. That edge has to be prepped and primed properly or it will do it again.
Do you work in the newer subdivisions too?
Yes, and it is a good part of our Crystal Lake volume. Those are more predictable jobs than the older lake-area homes.
