The dominant stock is subdivision construction from roughly 1992 through 2007. Vinyl siding with some aluminum on the older streets, painted wood or composite trim, drywall interiors, and oak or honey-stained trim and doors throughout the inside.

Everything in those houses was builder grade, and builder grade has a lifespan. The interior flat paint is at the end of it, the caulk joints on the exterior trim are open, and the stained oak that looked warm in 1998 is the single thing homeowners most want changed now.

That oak-to-white conversion is the defining Algonquin job. It is also the one most likely to be underquoted, because painting stained oak properly means degreasing, sanding, a bonding primer, grain management if you want a smooth look, and two finish coats. Skip a step and it peels off the door edge within a year.

Exteriors here are mostly a trim, shutter, door and garage door scope rather than full siding, because the siding is vinyl. That keeps exterior jobs shorter than in Barrington or Geneva, and it makes them a good candidate to bundle with interior work on one visit.
