What wallpaper removal costs, and what makes the number go up

Why removal is priced as a starting point

Every wallpaper job starts the same way from the outside, a wall covered in paper. What is actually going on behind that paper is different every time. Some walls have one layer put up carefully over primed drywall. Others have two or three layers stacked over each other from different decades, each with its own type of adhesive.

Because we cannot always know that until we test a section, $1.25 per square foot is where removal starts. The final number depends on what we find once the first strip comes off.

Multiple layers of paper

Homes that have changed hands a few times, or that had wallpaper trends layered on top of each other over the years, sometimes have more than one layer of paper on the same wall. Each layer has to be scored, soaked or steamed, and scraped separately. Two layers is not twice the time of one, it is often more, because the layers can bond to each other in unpredictable ways.

Old adhesive is its own job

Paper that has been up for a decade or more often leaves adhesive residue that has dried hard onto the wall even after the paper itself comes off. That residue needs to be washed, scraped, or skim coated over so paint or new paper will actually stick and look flat instead of showing texture underneath.

This is one of the most common reasons a removal job runs past the base rate. It is not visible from a glance at the wall, it only shows up once the paper is off.

Drywall damage during removal

Pulling wallpaper can take the paper layer of the drywall with it if the paper was glued directly to unprimed drywall, which was common practice decades ago. When that happens we are patching and skim coating torn drywall, not just cleaning a wall. This is more likely on older homes than on newer construction in the area, since newer homes are more likely to have had paper installed over a primed wall.

Sometimes what comes off the wall reveals drywall that was never primed or painted at all, just papered directly. That surface needs to be primed properly before any new paint or paper goes up, or the new finish will not bond evenly and can show through as blotchy or dull in spots.

What we see most often on removal jobs around here

In newer Huntley and Algonquin homes, most wallpaper we remove is a single well adhered layer over primed drywall, an accent wall or a powder room a previous owner or the current one wants gone. Those jobs tend to land close to the $1.25 starting rate.

In older homes, especially resale properties that have had a few owners, we more often find two layers, sometimes with a border strip added on top of a full wall pattern, or adhesive that has dried and hardened over 15 to 20 years. Kitchens and bathrooms are also more likely to have adhesive that has absorbed grease or moisture over the years, which changes how it responds to steam and removal solution.

A common misunderstanding about removal

Some homeowners assume removal is a quick weekend job because they have seen a strip peel off in one piece on video. That happens with certain strippable papers on a good day. It is not the norm. Most removal work is section by section, testing how the paper and adhesive respond before committing to a method for the whole room, which is part of why we quote it as a starting price rather than a flat number sight unseen.
